The Fun Part About Buying!


Everybody will have a different experience when buying your first home. Some transactions are a breeze while others can be very far from it. There is one part though that always tends to be fun, actually searching for your home! This is the third step in our buyer’s process timeline. I’m going to break down some of the basics of searching for your home, this includes how we send you listings, how we set appointments and what going through homes can be like!

Before we send over listings, we will have done our buyer’s consultation, in this meeting we will have discussed in detail the things you are looking for and ran some basic searches together. I will take all of the criteria that we’ve discussed including location, home type, bedroom/bathroom configuration, square feet, and age to set up a search in MRIS. MRIS is the Multiple Listing Service (MLS) for the Northern Virginia and Washington D.C. area. The MLS is what feeds to the other websites like Zillow, Trulia and to name a few. It is the only website that realtors use and is the most accurate information. So with your search criteria saved in MRIS, it will send you all the listings that match your criteria every morning if there is a change. So if a new listing comes on, an existing one drops price, or they even switch around some photos, it will send you an email of all the listings matching your criteria that day. You won’t have to spend your own time scouring the web on third party websites looking for a home because if it matches your criteria, it will be waiting in your mailbox that morning. We also give our clients access to a system called Listingbook in which they have the freedom to create and tweak their own searches. Listingbook is also pulled from the MLS and is very accurate. Some of the third party websites mentioned above (Zillow, Trulia, Etc.) can lag, they can show listings as active when they have been sold for months. Now that we’ve covered how you get your listings, let’s move on to how you schedule your appointments! Once a property (or properties) pop up in your search that you want to see, just let us know of a good day and time that you would like to get in to see it. We will also have our eyes on the searches as we receive all of our client’s searches in the morning too, so we will suggest properties that we feel could be a good fit. One of the benefits to working with The Canto Group is that you are not working with an individual agent, as a team we are often times able to accommodate all of our clients needs and time frames.

As for the appointments, we take care of scheduling all the appointments. We call all the owners or agents and we have full access to the properties. We will either meet at the properties, ride together or a combination of the two. When we set up appointments to view properties, the owner is typically not there so we have full reign of the house to look and go anywhere we please. It’s important to pay attention to everything as you pull up to a house, the showing doesn’t just begin when you walk in the door, make sure you are paying attention to the area and the neighborhood as well. As your agent, we will be sure to point out things that may not be obvious to you, we also point out things about the house that may not match your criteria. We never try to sell you on a house, we are always looking for the best house for you.

Once we wrap up looking at properties for the day, we will always review the things we saw and examine pros and cons to all the properties. It’s important we do this because this is a constantly evolving process especially with first time homebuyers. You may think you want or need something very specific but when we start to get out there, things often change. Going over pros and cons will help us narrow the list of properties moving forward.
