The first step you’ll want to take towards buying your home is to get in touch with your realtor. Since you’re reading this, The Canto Group is looking forward to hearing from you ;)

Now that you’ve contacted your realtor, the first thing they should do is to set up a buyer’s consultation. A buyer’s consultation is a necessary step towards owning your first home. Some people, as well as agents will want to get right into properties out of the gate. This is a tempting approach towards buying your first home but one that is counter-productive.

I have a few main objectives during a buyer’s consultation, they are to educate you about the process, discuss your objectives and goals, examine in detail what you’re looking for and simply just get to know each other. This is the best way to start our working relationship because we will certainly be working very closely over the coming weeks and months.

We will begin our consultation by skimming through my buyer’s packet. As mentioned above, the first thing we address is the buyer’s process. I go through every step of the way and explain how we proceed from our buyer’s consultation all the way through closing. Once we’ve address the process and all the questions you have, I will have questions for you! We’ll take the time to discuss your goals, objectives and expectations for this move. I like to have this open dialogue with my clients so I can understand where they are coming from and enable me to assist them in achieving their goals.

Now we start to get into the fun stuff! I have a list of very specific questions that we’ll go through so we can narrow down what you’re looking for. These questions can be very, very, helpful. It sometimes brings up topics that people haven’t thought about or if they are a couple, maybe not discussed between them. It is a great way of ensuring everyone is on the same page. We can also take this information to start running some searches to see what is available.

If you don’t already have a lender yet, your realtor will be able to leave you with a few names of great lenders they work with. These are trusted lenders in their network. You are not obliged to use them but it’s great to have a few names of people you can trust. Getting in touch with a lender will be your homework due before the next time we meet.

The buyer’s consultation is the best way to get the process started. It creates an open dialogue in between you and your realtor. It ensures everyone is on the same page and prepared before you even take your first step in a property. Being prepared is everything!
